Choosing the agent who lists your home is one of the most important decisions in the whole sale. The right agent gets you more money with less stress. The wrong one can cost you both. Before you sign a listing agreement in Casper, ask these questions. The answers will tell you a lot.
1. How will you decide what to list my home for?
You want an agent who looks at recent comparable sales, current competition, and your home's real condition, not one who just tells you a high number to win your listing. My answer is simple: we decide on the price, and the market decides what it is worth. Ask how they will arrive at that number.
2. What is your plan to prepare and market my home?
A sign in the yard is not a marketing plan. Ask what they will do to prepare the home, whether they use professional photography and video, and where your home will actually be seen. Casper attracts out-of-state relocation buyers, so online presentation matters enormously.
3. How will you communicate with me, and how often?
Poor communication is the most common complaint sellers have about agents. Ask how often you will hear from them, who you will actually be talking to, and how fast they return calls. I built my reputation on answering the phone and telling clients the truth. Make sure your agent will do the same.
4. What is your experience with homes and sellers like mine?
Ask how long they have been doing this and how many homes they have helped sell. Experience matters most when something goes wrong, and in real estate, something usually does. You want someone who has seen it before.
5. How do you handle problems during the sale?
Inspections surface surprises. Appraisals come in low. Buyers get nervous. Ask for a specific example of a deal that nearly fell apart and how the agent saved it. In one of my sales, a buyer terminated after inspection over a roof issue. We gathered bids, repositioned the home, and kept my clients moving toward their goal. That is the kind of answer you are listening for.
6. Can you help me buy my next home at the same time?

7. What do your past clients say?
Ask for references and read reviews. The way an agent's past clients describe working with them tells you what your experience will be like. Look for words like honest, calm, responsive, and solution-focused.

Most agents handle transactions. The agent you want handles transitions, meaning they care about where you are trying to get to, not just getting the contract signed. When you interview agents, listen for whether they ask about your next chapter or only about your house.
