Buyers decide how they feel about a home in seconds. Good preparation is how you make those seconds work for you. This is the checklist my team uses to get Wyoming homes ready to sell, and it is part of the Market-Ready Launch I build with every seller.
One honest note before the list. I once told a seller that skipping the prep on a home that had already sat for about six months could cost tens of thousands of dollars at closing. After we did the work and relaunched, that home went under contract in about 15 days. Preparation is one of the highest-return uses of your time before you list.
Start with declutter and depersonalize
- Clear countertops, shelves, and closets. Half-empty closets look bigger.
- Pack away most personal photos and collections so buyers picture their own life here.
- Remove excess furniture so rooms feel open and easy to walk through.
- Rent a storage unit if needed. Getting boxes out of the house is worth it.
Deep clean, top to bottom
- Floors, windows, baseboards, and light fixtures.
- Kitchens and bathrooms until they shine. These two rooms sell homes.
- Address any odors, especially from pets or smoke. Buyers notice instantly.
Handle the small repairs
- Fix leaky faucets, sticking doors, cracked outlet covers, and burned-out bulbs.
- Touch up scuffed paint. A neutral, fresh wall reads as well-maintained.
- Make sure everything works. Small broken things make buyers wonder what else is wrong.
Boost curb appeal
- Tidy the yard, trim shrubs, and clear walkways. In Wyoming that can mean clearing snow and ice for winter showings.
- Clean or paint the front door and add a clean doormat.
- Make sure the house number is visible and the entry is well lit.
Stage to show how rooms are used
- Arrange furniture to highlight space and flow, not to fit your daily habits.
- Give every room a clear purpose. A junk room becomes an office or a guest room.
- Add light, neutral touches that photograph well.
Then, and only then, the photos
